Application Fee:
- A $35 non-refundable processing fee (plus tax) is required for each applicant.
- Online applications will have fees collected automatically.
- If submitting a manual application, you can pay your application fee here.

- Proof of Income: Two recent pay stubs or two previous tax returns (for self-employed applicants), along with documentation for any additional income sources.
- Photo ID: A valid driver’s license, passport, or state ID for all applicants.
Application Process & Requirements:
- Property Viewing: Prospective tenants must view the rental in person before applying to ensure it meets their needs. If an in-person visit isn’t possible, contact our Oahu property management team for alternative arrangements.
- Additional Requests: Any requests for non-essential modifications should be listed in the application. Approval of an application does not guarantee the acceptance of these requests.
- Applicant Requirements:
- All adults (18+) must submit an application and undergo a background check, including credit, rental history, and criminal record review.
- Monthly gross income must be at least 2.5 times the rent with a debt-to-income ratio of 45% or lower. Only documented income can be considered.
- If using a guarantor, they must also apply and will be equally responsible for rent and lease terms.
- Not all properties accept Section 8—please contact us to confirm availability.
- Pets: Pet acceptance is determined on a case-by-case basis by the property owner. If approved, additional fees, deposits, or rent increases may apply. Applicants must disclose any history of pet aggression.
- Processing Timeline: All required documents must be submitted within two business days to avoid automatic cancellation of the application and forfeiture of the application fee.
- Lease Signing & Move-In:
- Approved applicants must sign the lease and pay the security deposit within two business days of approval.
- The first month’s rent must be paid before receiving keys.
- Properties can be held for up to two weeks after approval; any extensions must be requested in the application.
- Payments must be made via money order, certified funds, or online using a checking/savings account (credit cards and cash are not accepted). Online payments should be initiated at least five business days before move-in.
Additional Policies:
- No Smoking: All rental units are non-smoking. Tenants are responsible for any damage caused by smoking.
